A strong location can still be a difficult development site if access or infrastructure is inadequate. Road frontage, ingress and egress, water, sewer, power, stormwater, topography, and off-site improvements can all affect cost and feasibility.

Understanding these issues early can prevent a buyer from paying a development price for land that cannot economically support the intended project.
Highest and Best Use
A property’s current use is not always its most valuable use. I help evaluate alternative scenarios by looking at the surrounding market, likely buyer or tenant demand, density, land value, potential revenue, development cost, and likely exit strategies.
The strongest use is generally the one that is legally permissible, physically possible, financially feasible, and supported by the market.

Unit count depends on zoning, density, setbacks, parking, access, utilities, stormwater, topography, environmental constraints, and design efficiency. A preliminary review can establish a reasonable range, but final density requires the appropriate planning and engineering work.
Can you determine if my property should be rezoned?
I can help evaluate whether a different use appears worth investigating based on surrounding development, land use, access, infrastructure, and market demand. Rezoning decisions are made by the applicable municipality or governing authority and are never guaranteed.
Do you replace a civil engineer or land planner?
No. My role is to help evaluate the real estate opportunity, identify the important questions, and coordinate the early-stage strategy. Technical design, surveying, engineering, legal, environmental, and entitlement work should be completed by the appropriate licensed professionals.
